Clarksville Homes For History, Business and Careers

Monday, August 31st, 2009

Clarksville, known as “Gateway to the New South”, is the fifth largest city in Tennessee and was incorporated in 1785. Clarksville was named for General George Rogers Clark, a Revolutionary War hero and the brother of William Clark of the Lewis and Clark Expedition. Clarksville homes enjoy a convenient city location with old-fashioned southern charm.

Clarksville was founded on the Cumberland River. During the 1820s, steamboats carried oats, tobacco, soy beans and cotton downstream to the Ohio River then up to Pittsburgh or to the Mississippi River or New Orleans. Clarksville became the largest market for dark-fired tobacco used in smokeless products.

The Fort Campbell Military Reservation is located just northwest of Clarksville. Clarksville homes are right near the Roxy Theater, a backdrop for countless films, music videos, photo shoots, television commercial and documentaries. The music video for the Grammy-award winning song “All I Wanna Do” by Sheryl Crow was filmed in front of the Roxy.

Major corporate employers in Clarksville include Fort Campbell, American Standard, Premiumwear, Inc. and Vulcan Corporation. In 2001, Forbes Magazine voted Clarksville the 90th Best City for Business and Careers. Your Clarksville home is also near Austin Peay State University, Governor’s Square Mall and Historic Collinsville, a village restoration showing the living conditions of early European and African American settlers. With low mortgage interest rates and competitive housing prices, there’s no better time than the present to shop around for your dream Clarksville home.

For under $700,000, move right into a 4 bedroom, 5 bath Clarksville home with a balcony and bath in every bedroom, custom cabinets, stone counter tops and a wet bar in a large rec room in the basement.

Murfreesboro, TN, July 8-9, 2008 – The family home is usually the biggest (if not only) asset in most divorces. Testimonial from happy client

July 21, 2008

If you need to sell your house, let me tell you there are only 2 real-estate agents out there that can do the job and do it right.  That would be Todd Taylor and Nathan Thompson.  I am personally recommending them to every single person in Middle Tennessee who actually wants to sell their house by an agent that is hard working, personable and can get the job done.  My husband and I put our house on the market with an agent we did not know much about, except he seemed nice and could talk a good game. The sad thing was; he could not sell a good game.  So after NO results, we took our house off the market.  Nathan had called me numerous times telling me what he and Todd could do for us and how they could sell our house.   My husband and I were so impressed with his tenacity that we decided to meet with them.  We were very impressed with how prepared Todd and Nathan where on our very first meeting.  I knew they were the guys for the job and I have to tell you I was right.  They kept in constant contact with you.  Not only did I have them on my contact list in my cell phone, but they had me in their contact list too.  I am pretty sure you won’t find too many agents who do that.  After only 2 weeks on the market Todd brought a Stager to our house to give us ideas for it to show better.  He was not happy with our showing numbers and thought it would help to have her come.  I have to say that as hard as it was and I am telling you it was a hard thing to walk through; we got a contract on our house only 22 days later.  Now their funding fell through after a couple weeks, but Todd and Nathan where on it.  They stayed in constant contact with the market, other agents and our mortgage broker.  We then had a contract that carried us all the way to moving day, then boom, it all started falling apart, but Todd and Nathan didn’t.  Todd stayed on the phone for three days straight trying to get the mortgage broker for the buyers to give him an answer.  He was tireless and stood by our side through the whole thing like we where his one and only clients.  We talked 3 and 4 times a day.  He was my life line through the whole ordeal I know I could not have been sane through it all without him.  Todd and Nathan sat by our sides as we had to sign the loan papers for the new house and still had not closed on the old house.  They stood strong and kept our hopes up that thing would turn out fine.  Four days after we closed on our new house they had had enough with the mortgage broker of the buyers and put our house back on the market.  Todd and Nathan then worked rapidly and effectively to get the house back on the market and on the lips of all their real-estate friends.  They negotiated and worked out all the details to have new carpet put in the down stairs, leaving very little leg work for us, except cleaning up the house and a few touch up items.  Then they took it upon themselves to handle all the showings and not get our hopes us.  Only a short week and a half later they came to us with a contract that we closed on 3 weeks after closing on our new house with completely new buyers.  They never left our side; they went WAY, WAY above and beyond the call of duty to help us through this process.  They never abandoned us or just sat around waiting for someone to come to us.  They were absolutely amazing and if you chose them to be your real-estate agents then you have just made the smartest decisions you have ever made, because these two will not only sell your house, but they will help you find a new one and at the end, you will be able to call them friends, because you have spent so much time communicating with them, they feel like a true friend.  I am grateful every day that I choose Todd and Nathan.  I just wish all real-estate agents could be as good as them, but there not, so choose smart, choose Todd Taylor and Nathan Thompson as your real-estate agent.

7 Reasons Why You Should NOT Have a Home Inspection

Tuesday, July 15th, 2008

1. You don’t mind blindly investing hundreds of thousands of dollars

That’s right, if you don’t care that you may be investing all that money in a nightmare, or the proverbial “money pit”, by all means – waive the inspection.

2. You’re OK with living in a home that you know little about

By getting a home inspection, you will not only discover problematic conditions in the home but you will also “get to know” the home.  You will learn the type of roof, siding, drive, and insulation just to name a few.

3.  An attic with moisture issues is not a big deal

Every attic needs proper ventilation.  However, if stucco, wood boards, or attic insulation blocks the ventilation, moisture issues can develop.  I see this on countless home inspections.  The attic will be way too hot – almost like a sauna.

4. You don’t care that there is a waste leak in the crawl space

I see it in many homes – an incorrectly installed or deteriorated waste pipe from the shower, sink or toilet dumps waste right into the crawl space.  And what do these conditions add up to?  A health hazard.

5. You don’t mind that the electrical panel is a brand that is known to be defective and a potential fire hazard

Federal Pacific and Zinsco panels are known to have been manufactured in a defective manner and can cause major problems, even fire.

6. It’s fine that the chimney flue pipe is disconnected or better yet – it’s missing

This is a fire hazard that is known to have burned many homes to the ground. Usually when I see a fireplace that looks like it has never been used, it makes me wonder why.

7.  Its not a big deal that a couple circuits in your service panel are over fused, double-tapped, charred, deteriorated, etc., etc.

My apologies for the sarcasm, but the list does go on and on.
So, if you are purchasing a home and thinking about waiving the home inspection – think again.  You never know what may be lurking in a home. Often times the homeowner puts money toward fixing cosmetic issues but little toward fundamental systems and conditions.
Many houses look great; a new paint job, remodeled kitchen, brand new windows and floors.  But be careful, you never know what’s hiding in the crawl space!
